Hoofprints Farm, Exeter Rhode Island

Finding the right location for “Hoofprints Farm” was always the deciding factor in the initial search which found 160 Kingston Road.  Located within sight of the Connecticut border, it is on a peaceful country road and carved out of the surrounding pine trees and stone walls.  Each decision in placement of the home, barn, arenas, and turnouts was meticulously planned.

Driving through the stone pillar entry, where in the spring you are greeted by the cheerful Johnny Jump Ups, gives you the expected feeling of entering your dream country setting.  You will wind around the stone driveway until you reach the main house with its full walkout lower level and private entry to the “in-law” suite.  Once in the home you are enticed to the deck along the open plan upper level of the home that offers sweeping views of the property.  The original stone walls frame the house and perennials beds, and there are fragrant roses surrounding the lower patio.

The property is configured as a horse farm with the centerpiece being a large barn located just far enough from the main house. This barn has a large center isle, with a spacious tack room doubling as the feed room with its staircase to the hayloft.  There is space for 12 ton of hay or shavings.  Water and electricity are provided to this building, as well as to all the other outbuildings and arenas.  The stalls in this barn are all 12 x 12 feet, matted, and rough plumbed for automatic waterers.  Each has its own window and half offer walkouts to individual paddocks.

Steps from the main barn is the indoor riding arena with a dimension of 70 x 125 feet.  It offers dust free footing and low e lighting. Right next to that is an Olympic sized outdoor area complete with lighting for the seasonal evening ride.  The outdoor  also has its own water source and viewing station.

An additional back barn, comprised of two structures, adds an additional four stalls and a grain room.  It too has individual paddocks, electricity and water.

Surrounding all of this are four grass paddocks and one larger grass turnout for the animals. Another five acres of undeveloped and wooded land completes the compound, making the property truly your personal retreat.  Ultimately, after all the painstaking work to shape the area, this farm is a turnkey operation.
